Tim Holmes is a Partner at Knight Frank, specialising in property valuation and advisory in the UAE. With more than 14 years of real estate experience, including nine years in the Middle East, he has delivered valuation assignments across Bahrain, Egypt, Jordan, Oman, Saudi Arabia and the UAE.
Tim leads complex land and development valuations alongside commercial and residential asset assignments across the industrial, office, retail and residential sectors. He advises clients on capital raising, financial reporting and acquisition or disposal strategies throughout the region.
Before joining Knight Frank in 2022, Tim worked in property management, valuation and advisory roles in the UK. He is an RICS Registered Valuer, RERA Registered Valuer and RICS APC Assessor.

• Provided IPO and capital markets valuation support for Emaar Development, TECOM and Meraas.
• Led acquisition and disposal valuations involving Dubai Creek Harbour for Dubai Holding and assets in West Cairo connected to Aldar’s investment in SODIC.
• Delivered multi-year portfolio and asset valuations covering Dubai Holding’s interests in Dubai Properties, Dubai Asset Management and Nakheel.
